Master Plans

A Master Plan sets a standard for repetitive work on buildings that will take place over time, such as replacing windows, storefronts, or air conditioners. Master Plans can be issued at staff level or by the full Commission, depending on the scope of work, and can simplify LPC's review of proposed alterations for future tenants and owners.

All LPC permit applications are now filed and processed through Portico, the agency’s new web-based permit application portal.

To file an application for work conforming to an existing Master Plan, submit an application through Portico. Portico will prompt you to upload supporting materials, including descriptive materials, and a statement indicating that the proposed work conforms to the building's Master Plan. Staff can then issue a Certificate of No Effect or a Permit for Minor Work.

To propose a new master plan for your building, submit an application through Portico. Portico will prompt you to upload supporting materials, including descriptive materials that document the existing conditions of the building along with drawings, details and specifications for the proposed work to be covered by the master play. You can view the status of your application at every stage of the process by logging into your Portico dashboard. Once issued, all permits will be available for download through Portico.
