Completed in 1966 but acquired by the New York City Housing Authority (NYCHA) in 1977, Sack Wern Houses is home to seven residential buildings containing over 400 apartments that serve nearly 800 residents.

As of June 26, 2024, your development is now part of the Project-Based Section 8 program and has converted through NYCHA Permanent Affordability Commitment Together (PACT) program. This means that your homes and community spaces will receive much-needed renovations and you will have access to employment opportunities created by PACT and enhanced on-site social services. Sack Wern Community Plan

NYCHA and the selected PACT partners – Douglaston Development, Asland Capital Partners (MWBE), Breaking Ground (non-profit), Clinton Management, and Levine Builders – worked closely with residents over the past several years to design every aspect of Sack Wern’s transformation. PACT Partner Selection

November 2022 – NYCHA, with guidance from resident leaders at Sack Wern, has selected the PACT partner team who will deliver more than $80 million in comprehensive repairs and upgrades to Sack Wern, serve as the property manager, and provide enhanced social services and community programs.

Douglaston Development, Asland Capital Partners (MWBE), and Breaking Ground (non-profit) will lead the project as co-developers; Levine Builders will be the general contractor; Clinton Management will be the property manager; and BronxWorks will be the social service provider.

With the PACT partner team now in place, NYCHA will continue to work closely with residents, Resident Association leaders, and other partners to create detailed rehabilitation, property management, and social services plans, as well as promote job opportunities and enhance resident amenities and programs.

The renovations are expected to begin in July 2024 and conclude in July 2027. In June 2024, Clinton Management will take over management responsibilities from NYCHA. However, you will remain a NYCHA resident, as NYCHA will continue to own the land and buildings, determine your rent, and monitor the performance of all PACT partners.
