Union Avenue Consolidated consists of seven dispersed developments: Union Avenue – East 166th Street, Claremont Parkway – Franklin Avenue, Stebbins Avenue – Hewitt Place, Union Avenue – East 163rd Street, South Bronx Area (Site 402), Davidson, and Eagle Avenue – East 163rd Street.
As of September 29, 2023, your development is now part of the Project-Based Section 8 program, and has converted through NYCHA Permanent Affordability Commitment Together (PACT) program. This means that your homes and community spaces will receive much-needed renovations and you will have access to employment opportunities created by PACT and enhanced on-site social services. NYCHA and the selected PACT partners – SBV Real Estate, The Arker Companies, and Dabar Development Partners – worked closely with residents over the past several years to design every aspect of Union Avenue Consolidated’s transformation. November 2022- NYCHA, with guidance from resident leaders at Union Avenue Consolidated, has selected the PACT partners who will deliver more than $166 million in comprehensive repairs and upgrades to Union Avenue Consolidated, serve as the property manager, and provide enhanced social services and community programs.
SBV Real Estate, The Arker Companies, and Dabar Development Partners will lead the project as co-developers; Renewal Chateau LLC will be the general contractor; and Progressive Management of NY will be the property manager. In the coming months, a social service provider will be added to the team.
With the development team now in place, NYCHA will continue to work closely with residents, tenant association leaders, and other partners to create detailed rehabilitation, property management, and social services plans, as well as promote job opportunities and enhance resident amenities and programs.
The planning process will take approximately 8 to 12 months, and renovations are expected to begin in Winter 2023. In 2023, Progressive Management of NY will also take over from NYCHA as the property manager for your development. However, you will remain a NYCHA resident, as NYCHA will continue to own the land and buildings, determine your rent, and monitor the performance of all PACT partners.
