About LL84

LL84 requires annual benchmarking data to be submitted by owners of buildings with more than 50,000 square feet for public disclosure by May 1. This will bring transparency for energy and water usage and inform building owners and tenants on how to make their buildings more efficient.

Benchmarking Rule
The New York City Department of Buildings (DOB) has published a Rule to provide details on how to benchmark to comply with Local Law 84 (LL84).

Benchmarking Tool - Portfolio Manager

Portfolio Manager is a free online benchmarking tool that tracks and assesses energy and water consumption in buildings. Developed by the U.S. Environmental Protection Agency's (EPA) ENERGY STAR program, Portfolio Manager can help building owners identify opportunities to make their buildings more energy and water efficient and save money. Portfolio Manager is required for building owners to benchmark their buildings.
Portfolio Manager was upgraded on July 17, 2013 with a new interface and improved functionality. Review the numerous EPA guidance documents about the upgraded tool at www.energystar.gov/portfoliomanager.
