Q1: How do I apply to rent a laundry facility space from NYCHA?

A: An application package is available on the Application Package page. The package includes all required financial and related information. It is very important that all items in the application package be completed thoroughly.


Q2: How long does it take to get a lease?

A: It takes 4 to 6 months. Completing the application package in a timely fashion reduces the amount of time.


Q3: What are the typical terms of a NYCHA laundry facility space? What are the hours of operation?

A: The lease will be for a Term of 8 years with extension up to 15 years. The laundry facility must be open seven days a week from 8:00am – 8:00pm.


Q4: Are there any other daily requirements?

A: The laundry operator is responsible for opening, closing and cleaning of the facility; including garbage removal and cleaning the lint traps as needed. The laundry room operator, throughout the term, and at its sole cost and expense, must take good care of the premises and maintain same in clean, sanitary, and safe condition, free of all hazards, as may be necessary and/or legally required to ensure the health and safety of the landlord’s related parties, the authority residents and other persons affected by the premises.


Q5: What is the rent? Are there additional charges?

A: The rent is based either a pre-determined flat fee, an agreed to fee for each washer and drier, or a percentage of the gross revenue received the term and includes the use of NYCHA supplied utilities (electric, gas and water service). A security deposit is required. There are no real estate tax or escalations.


Q6: How does NYCHA choose a laundry facility operator?

A: All the elements of the application package are reviewed. Applicants must be able to demonstrate that they have experience providing similar laundry services.


Q7: Will I have to pay to build out the laundry facility space?

A: No. unless otherwise stated. The laundry facility space will already be fitted out with electric, gas, water service, and the sewers and drains.


Q8: Are there any other ‘special’ requirements?

A: At a minimum at least one washer and dryer must meet Americans with Disabilities Act requirements.
