What Are We Planning for the Site? 

The NYC Department of Housing Preservation and Development (HPD) is planning for development of affordable housing and community amenities at 784-800 Myrtle Avenue in the Bed-Stuy neighborhood of Brooklyn. HPD does this planning in collaboration with the community, so keep reading to find out how to get involved!

Site Overview 

784-800 Myrtle Ave is an approximately 22,500 square foot site in Brooklyn Community District 3. The site is comprised of eight vacant HPD owned lots  fronting Myrtle Avenue, directly across from NYCHA Marcy Houses. The site is nearby the Myrtle-Willoughby Ave G train station and has direct access to the B54, B44, and T403 buses.

Project Background  

This site was identified in the City’s Bedford-Stuyvesant Housing Initiative, a collaborative planning process launched in 2019 by HPD in partnership with local residents, community groups and elected officials to evaluate and improve upon the agency’s affordable housing investments in Bedford-Stuyvesant. The site was envisioned to be developed as affordable rental housing with “Space for Diverse Communities: Proposals for this site are encouraged to employ creative strategies for creating a setting where different social and cultural communities and practices are accommodated and reflected in their design.” 

The project will be developed using HPD’s New Construction Finance Program. The homes will be available to households with extremely low to moderate incomes, and 15-30% of the homes will be set aside for households transitioning out of homelessness.

The is currently within an R7D zoning district with a C2-4 commercial overlay. HPD is exploring the potential for a rezoning to allow the new building to house as many New Yorkers as possible, while providing space for community amenities and ensuring the building’s shape and height are contextual to the surrounding neighborhood.

What We've Done So Far

  • September 8, 2026 – We met with Brooklyn Community Board 3 to introduce the project
  • September 9, 2026 – We met with Brooklyn Community Board 3’s Land Use Committee to discuss the project. 
  • September 10, 2026 – We shared handouts and information about the project at Black Storytelling Fest at the Akwaaba Mansion.  

Request for Proposals (RFP)

HPD will release an RFP for the 784-800 Myrtle Ave site to developers selected from the Neighborhood Builders Pre-Qualified List in Fall 2026. Stay tuned for more information!
