What Are We Planning for the Site? 

The NYC Department of Housing Preservation and Development (HPD) is planning for development of affordable homeownership and community amenities at 109-43 Farmers Blvd in the St Albans neighborhood of Queens. HPD does this planning in collaboration with the community, so keep reading to find out how to get involved!

Site Overview 

109-43 Farmers Blvd is an approximately 18,500 square foot site in the St. Albans neighborhood of Queens Community District 12. The site is a former daycare center comprised of three vacant one-story buildings that will be demolished as part of the redevelopment. The site is nearby P.S. 118 Lorraine Hansberry and accessible by the QM64, Q83, and Q3 bus routes. The site is also located near the Hollis and St. Albans Long Island Rail Road stations.

Project Background

The City committed to creating affordable homeownership opportunities on this site as part of the 2025 Jamaica Neighborhood Plan. The site will be developed using HPD’s Open Door program, which funds the new construction of homeownership cooperative buildings affordable to low-, moderate-, and middle-income households.   

The site is currently within an R5B zoning district. HPD is exploring the potential for a rezoning to allow the new building to house as many New Yorkers as possible, while providing space for community amenities and ensuring the building’s shape and height are contextual to the surrounding neighborhood.

Request for Proposals (RFP)

HPD will release an RFP for the 109-43 Farmers Blvd site to developers selected from the Neighborhood Builders Pre-Qualified List in Fall 2026. Stay tuned for more information!
