What Are We Planning for the Site? 

The NYC Department of Housing Preservation and Development (HPD) is planning for development of affordable homeownership and community amenities at 1337 Jerome Avenue in Mount Eden neighborhood of The Bronx. HPD does this planning in collaboration with the community, so keep reading to find out how to get involved!

Site Overview 

1337 Jerome Avenue is an approximately 6,516 square foot site in the Mount Eden neighborhood of Bronx Community District 4. The lot contains a vacant one-story commercial building which most recently served as a City pest control facility until 2013. The building  will be demolished as part of the redevelopment. The site faces the elevated 4 subway line along the Jerome Avenue commercial corridor, in close proximity to the 170th Street Station.  

Project Background 

The City committed to creating affordable homeownership opportunities on this site as part of the 2024 City Of Yes Housing Opportunity citywide zoning text amendment. The site will be developed using HPD’s Open Door program, which funds the new construction of homeownership cooperative buildings affordable to low-, moderate-, and middle-income households.    

The site is in the Jerome Special District with an R8A zoning district and a C2-4 commercial overlay. HPD is exploring the potential for a rezoning to allow the new building  to house as many New Yorkers as possible, while providing space for community amenities along Jerome Ave and ensuring the building’s shape and height are contextual to the surrounding neighborhood.

Request for Proposals (RFP)

HPD will release an RFP for the 1337 Jerome Ave site to developers selected from the Neighborhood Builders Pre-Qualified List in Fall 2026. Stay tuned for more information!
