ACRIS

The Automated City Register Information System (ACRIS) allows you to search property records and view document images for Manhattan, Queens, Bronx, and Brooklyn from 1966 to the present. With ACRIS, you can:

  • Find a property’s borough-block-lot (BBL) number or address
  • Access deeds and other recorded documents
  • Create cover pages and tax forms to record documents
  • Compute and pay for property transfer taxes

All Real Property Transfer Tax (RPTT) returns must be submitted electronically using ACRIS, including transfers of property in Staten Island. For Staten Island, a paper filing is also required. All documents related to a single transaction must be submitted the same way—either all electronically or all on paper.

To file electronically, follow these general steps:

  1. Prepare your documents. This includes your tax forms and cover page.
  2. Scan and upload your documents to ACRIS.
  3. Review and submit your documents.
  4. Pay any required taxes or fees using eCheck or credit card.
  5. Respond promptly if there are issues with your submission.

Special situations:

  • UCC Filings: The document date on your cover page should match the date you prepare it or be within six months of the original filing’s expiration.
  • Flip Transactions: If property is transferred twice in quick succession (e.g., from A to B, then B to C), submit two separate sets of documents and RPTT returns—one for each transfer.

Important: Uploaded PDFs are converted to images for the public record. To avoid delays or quality issues, make sure your scans are clear, black and white, and under 11” x 17” in size. Do not use layered or secured PDFs.

Once you register to e-Record, prepare your documents by creating PDFs of the tax forms and a cover page. Upload, review, and submit your documents. Pay any taxes or fees by eCheck or credit card. Please note that online payments cannot be split amongst multiple checking accounts. Follow the e-Recording Document Submission Guide for more information.

Completing a Cover Page for a UCC Financing Statement

The Document Date entered should be the same as the Cover Page preparation date, or within six months of the initial UCC filing's expiration date.

Flip Transactions

When a flip transaction (a transfer from party A to B, then party B to C) is involved:

  • Complete two separate RPTT forms, using two separate E-Tax transactions.
  • Submit under two separate cover pages.
  • Transfer to the owner (from party B to C) must be filed in the second cover page.

ACRIS PDF Requirements

ACRIS converts all uploaded PDF files to images for final archival purposes. It is your responsibility to ensure that the uploaded PDF can be properly converted. If it cannot, clarity may be lost during the conversion process, and as a result, your submission may be rejected, or the document may be placed in the public record with reduced clarity.

To ensure that the PDF can be properly converted to images, please be sure that your PDF meets the following guidelines:

  • Document pages must be no larger than 11” x 17” (or 17” x 11” in landscape mode)
  • PDFs must be black and white. Colors in PDFs will not convert clearly.
  • PDFs should not have any layers. Any layers must be flattened before uploading.
  • PDFs may not have any enabled security features preventing them from being converted
  • to images.
  • PDFs should be image scans with a resolution of 300 DPI.

The ACRIS application’s "Find Addresses and Parcels and Create Tax Forms / Create Cover Pages f unctions may be unavailable during the following times due to system maintenance:

  • Sundays from 5:00AM to 10:00AM
  • Daily from 1:00AM – 2:00AM (for several minutes only)

ACRIS ePayment may be unavailable at the following times due to system maintenance:

  • Nightly from 1:00AM - 2:15AM
  • Sundays from 5:00AM - 10:00AM
