Qualified Preservation Buyers List

This list of Qualified Preservation Buyers is intended to serve as a resource to which HPD may refer prospective sellers of property, community based organizations, and others as deemed appropriate when they are seeking a Qualified Preservation Buyer to purchase property and preserve affordability, including via extending any current HPD Regulatory Agreements or entering into new Agreements with HPD. These firms have been evaluated for their ability to acquire and rehabilitate privately-owned regulated, rent stabilized, and/or unregulated properties to ensure responsible property management, ownership and long-term affordability in New York City.

HPD provided organizations on the list with the opportunity to include the building size range, target neighborhoods, and property type specialties in their RFQ submission for the sole purpose of guidling users of the list to reach out to appropriate organizations for their building typology or location. By including the self-reported information, HPD odes not represent the ability of a Qualified Preservation Buyer to acquire bulidings of these typologies.

Banana Kelly is a South Bronx non-profit community development corporation founded 1978. The organization’s mission is to contribute to a revitalized, safe and economically vibrant South Bronx. Such projects have equipped CPG with the ability to navigate developments with complex financing structures, including those seeking the use of public subsidies, low income housing tax credits, and conventional financing. The CPG team also works closely with residents, community leaders, and elected officials to ensure that all projects result in a higher quality of life for all community members involved.

New Destiny is a nonprofit, affordable housing developer with the mission of increasing permanent housing options for families and domestic violence survivors. Since our launch in 1994, New Destiny has developed 15 residential projects in four boroughs, with 305 permanent and transitional units; we own and manage 11 of these projects. Selfhelp is an 81-year old non-sectarian, not-for-profit, 501 (c ) (3) organization that was founded in 1936 by a small group of émigrés from Europe with the purpose of helping refugees fleeing Nazi Germany. Selfhelp began to link affordable housing with social services when it opened its first senior rental housing project designed to serve Holocaust survivors. This building became the model for the rest of Selfhelp’s residences. Settlement Housing Fund creates and sustains high quality affordable housing and programs, building strong and economically diverse neighborhoods throughout New York City. Settlement Housing Fund works closely with community partners to provide low- and moderate-income New Yorkers with pathways to long-term affordable housing, education, employment and wellness.

Since 1969, Settlement Housing Fund has developed 57 projects with over 8,700 apartments -- rentals, cooperatives, and two-family houses -- that are home to more than 25,000 low- and moderate-income residents, including formerly homeless New Yorkers. Whenever possible, we incorporate commercial space and community programs for children, young adults and families that provide opportunities for educational success and upward mobility. Southside United HDFC – Los Sures was established and incorporated in June 1972. Our mission is to nurture and sustain a vibrant neighborhood that supports the diverse family life of Williamsburg and surrounding communities by advocating for and developing affordable housing, family health and well-being, and equal opportunity for all.

Since its founding, Los Sures has been committed to engaging community residents in all of its housing development, preservation, and organizing efforts. Over the past 46 years, Los Sures has grown into one of the largest community-based housing owners and managers in the City of New York, and currentlyowns and manages over 800 units of affordable housing in 42 buildings in the Williamsburg, Bushwick, and Bedford-Stuyvesant neighborhoods of North Brooklyn.

We have extensive experience securing and utilizing financing through HPD, HDC, HUD, and New York City discretionary sources. Los Sures was one of the original pioneers of the LIHTC program in the late 1980s – we continued that legacy by pioneering HPD’s Special Initiatives Program and, more recently, HPD’s Inclusionary Housing Program.

In addition to affordable housing preservation and development, Los Sures provides culturally competent and linguistically accessible community organizing as well as social services, senior services, food access, anti-violence, and cultural activities to low- and moderate-income residents.
