Challenge your property’s assessed value

If you disagree with the assessed value on your annual Notice of Property Value (NOPV), you can appeal with the New York City Tax Commission, an independent agency.

The Tax Commission can reduce your property's assessment, change its tax class, and adjust exemptions. 

Before filing with the Tax Commission, review your NOPV. If your property has an "effective market value," you will need to prove that your current market value is less than the effective market value in order to win your Tax Commission appeal.

Tax Commission appeal deadlines:

  • March 15 (tax class 1)
  • March 1 (tax classes 2, 3, and 4)

Appeals received after these dates will not be granted.

Other actions you can take regarding your NOPV

You can ask the Department of Finance to review your property's description or bring other errors to our attention by filing a Request for Review. The deadline to file a Request for Review is March 15 for tax class 1 properties and April 1 for all other properties. It is important to note that submitting a Request for Review is not a substitute for appealing your property's assessed value with the Tax Commission.

Correct clerical errors on your assessment

You can ask the Department of Finance to correct the information by filing a Request to Update.
