What to Do if You Believe Your Notice of Property Value (NOPV) Has the Wrong Information

If you disagree with your Assessed Value

You can challenge your Assessed Value by appealing with the NYC Tax Commission, an independent agency.

The Tax Commission can:

  • reduce your property's assessment;
  • change its tax class;
  • adjust exemptions. 

Before filing with the Tax Commission, review your Notice of Property Value (NOPV). If it has a line called "Effective Market Value," you must prove that your current market value is less than the Effective Market Value in order to win your Tax Commission appeal.

Appeal Deadline to the Tax Commission:

  • March 15 (Class 1)
  • March 1 (Class 2, 3, and 4)
Appeals received after these dates will not be granted.


What to do if...

You can ask the Department of Finance to review your property's description or bring other errors to our attention by filing a Request for Review. You can find the description of your property on our website. The deadline for filing a Request for Review is March 15 for Class 1 properties and April 1 for all other properties.

It is important to remember that asking for a Finance Review is not a substitute for appealing your Assessed Value with the Tax Commission.

You need to correct clerical errors on your assessment

You can ask the Department of Finance to correct the information by filing a Request to Update.

You can ask the Department of Finance to correct the information by filing a Request to Update Vacant Land Description.   The deadline for filing a Request to Update Vacant Land Description is April 1.
