Property Tax Bills

Bills are generally mailed and posted on our website about a month before your taxes are due. We do not mail you a Property Tax Bill if your property taxes are paid through a bank or mortgage servicing company or if you have a zero balance.

Payment Information

If you pay your own property tax, we encourage you to pay electronically to reduce the possibility of error.  If you prefer to pay by mail, you can mail your payment with the coupon on your Property Tax Bill. Please write your account number, which is your borough, block and lot number, on any payment that you mail to us along with the tax period the payment is for. Property Tax payments can also be made in person at any of our Business Centers.

You can pre-pay what you owe for the next payment period. You will get a discount if you pay your property taxes for the entire tax year in advance. This is the amount shown on the line: "Everything You Owe".

If a bank or mortgage lender pays your property tax, you will not receive a Property Tax Bill in the mail unless you are responsible for paying other charges, such as sidewalk or emergency repairs. Non-property tax charges are usually not included in the payment made by your bank or mortgage company; you must pay them yourself.

Even if we don’t send you your property tax bill, you can always download it here. If you believe the "Previous Balance" shown on the bill has been paid, but not credited, contact 311 or Email Property Tax Account Inquiries. If there is an error, we will correct the records.

Frequently Asked Questions

Any overpaid property tax will be credited to your account. If you do nothing, it will be automatically applied to your next tax bill.

You can ask for the credits to be applied to other tax periods or you can request a refund by completing a Property Refund Request form. Some credits are treated differently. As an example, if you had a lawyer challenge your property assessment, your property tax refund will be sent to your lawyer. For more information read about Refunds and Credits.

The address on the upper left is the property address. The address on the upper right is the mailing address that Finance has on record for sending notices about the property.

The last page of your Property Tax Bill has information about how your property taxes are calculated for the year. If you have a property tax exemption, you will see it in this section.

You can always download and print a copy of your Property Tax Bill on this web site. If you lost the original bill, and are making a payment, you can pay electronically or print out and send in the online copy with your tax payment. You do not need to request a duplicate bill.
