Due Dates

New York City’s fiscal year for property taxes is July 1 to June 30. The Department of Finance mails property tax bills four times a year. You will pay your property taxes two or four times a year, depending on the property's assessed value.

Bills are generally mailed and posted on our website about a month before your taxes are due.

If your property's assessed value is:
$250,000 or less

If your payment due date falls on a weekend or a federal holiday, your payment is due the next business day.

Extra Time for Quarterly Payers

If you pay your property taxes quarterly, you are entitled to pay interest-free if you pay by the 15th (July 15, October 15, January 15, or April 15). This is called a "grace period.” If the last day of the grace period falls on a weekend or a federal holiday, the payment is due the next business day.

If payment is made after the grace period, interest will be charged from the original due date (July 1, October 1, January 1, or April 1).

If your payment is mailed, we consider your payment date to be the postmark date on your envelope.

Discounts for Early Payment

If you pay all remaining property taxes—the property tax portion of the "Everything You Owe" amount on your property tax bill—you will receive a discount on your yearly taxes, as follows:

  • 0.50% on the full amount of your yearly property tax if you pay the full year's taxes shown on your bill by the July due date (or grace period due date).
  • 0.33% discount on the last three quarters if you wait until October to pay what you owe for the remainder of the year.
  • 0.17% discount on the last six months of your taxes when you pay the remaining balance by the January due date.

If you pay semi-annually, you will receive the 0.50% discount if the entire property tax amount you owe for the tax year is paid by July 1.

All property tax bills have a payment due date. If your payment is not received or postmarked by the payment due date, your payment is considered late.

The Department of Finance is required to charge interest on late property taxes. The interest compounds daily, so the later you make your payment, the more interest you will owe.
