Ravenswood Houses Honorable Mention

NEW YORK––
The Construction Management Association of America (CMAA) New York and New Jersey chapter recognized the New York City Housing Authority (NYCHA) for excellence in managing two major renovation projects at NYCHA developments – both of which were completed ahead of schedule – benefiting more than 6,800 residents.

The Kingsborough Houses renovation project in Brooklyn, which started in September of 2013 and was expected to take 2 years to finish, was actually completed 3 months ahead of schedule and almost 2 million dollars below budget, costing a total of $32 million. The work focused on façade repairs and exterior upgrades for sixteen 6-story buildings and one 25-story building. The work, benefiting more than 2,500 residents, included:

  • Roof replacements
  • Exterior masonry replacement and restoration at all building elevations
  • Hazmat abatement at all affected roof and brick locations
  • Parapet replacement with new cast stone panels
  • Replacement of slate window sills
  • Water tank repairs

NYCHA is also being recognized by CMAA for renovation work completed at Ravenswood Houses in Queens 2 months ahead of schedule. That project, which wrapped up in September of 2015, also focused on exterior upgrades at 31 buildings inside the complex, costing a little over $31 million to complete. The work, benefiting more than 4,300 residents, included:

  • Roof replacements
  • Selective exterior masonry restoration at all building elevations, bulkheads, compactor & boiler stacks
  • Steel lintels replacement, repointing mortar joints
  • Hazmat abatement at all affected roof and brick locations

NYCHA recently marked the one-year anniversary of NextGeneration NYCHA, the Authority’s ten-year strategic plan to stabilize the financial crisis facing New York City’s public housing while creating safer, cleaner, and more connected communities. NextGen’s 15 targeted strategies support four principal goals: change the way NYCHA is funded; operate like a more modern, efficient landlord; (re)build existing public housing and new affordable housing; and engage residents in meaningful ways.

NYCHA General Manager Michael Kelly said, “As part of NextGeneration NYCHA, we are changing the way we do business to become a more efficient landlord, so our residents can live in cleaner, safer, and more connected communities. This recognition from the Construction Management Association of America is proof NYCHA is advancing towards that goal.”

State Senator Jesse Hamilton said, “Congratulations to the New York City Housing Authority for the work receiving recognition from the Construction Management Association of America New York and New Jersey chapter. Ahead of schedule and under budget on these projects is worthy of recognition. I hope NYCHA continues to pursue work in developments across the city with such a dedication to excellence – by empowering residents and creating safe, livable neighborhoods, NYCHA can build the public housing communities New Yorkers deserve.”

Assembly Member Latrice Walker said, “The preservation of existing housing is an important component of addressing New York City’s housing crisis. The renovation of the Kingsborough Houses – including roof replacements and water tank repairs – helps maintain safe, livable housing. It is commendable that the major renovations of Kingsborough’s buildings were completed 3 months ahead of schedule and almost 2 million dollars below budget. I applaud NYCHA and the Construction Management Association of America for their demonstrated commitment to preserving affordable housing.”

Council Member Jimmy Van Bramer said, “I’m glad that the residents of Ravenswood are now able to enjoy the exterior upgrades completed by NYCHA. Public housing residents deserve safe, modern, up-to-date buildings, and I will continue to fight for tenants of Ravenswood and all public housing developments in New York City.”
