Gowanus Neighborhood Rezoning



As part of the Gowanus Neighborhood Rezoning, in 2022 the City of New York has allocated $200 million for repairs and renovations at Wyckoff Gardens and Gowanus Houses.

The City will fund comprehensive in-unit renovations at all apartments at Gowanus Houses (1,134 units) and Wyckoff Gardens (528 units).

This work will include all interior apartment component replacements as identified during the scoping process, which may include but is not limited to walls, plumbing (including riser work), fixtures in bathrooms and kitchens, flooring, interior doors, electrical wiring, and lighting fixtures. Completing this work may require a phased temporary relocation of existing residents.

Community Visioning Report

NYCHA convened a Community Visioning Session at Gowanus Houses and Wyckoff Gardens. Summary and key takeaways of the events were compiled in a comprehensive report below. The feedback from the report will inform the development of a Request for Proposals (RFP) from architectural/engineering and construction teams resulting in the selection of the team that provides NYCHA the best value and that addresses the goals and priorities.

Resident Engagement

Large-scale construction can be disruptive, and residents may have concerns about this process.

Protecting NYCHA Resident Rights During A Comp Mod Project

  • Residents will not be right-sized as part of the Comp Mod renovations.
  • NYCHA will sign a Resident’s Rights & Temporary Move Contract with each resident that will guarantee the right to return to their apartment.
  • NYCHA will make every effort to temporarily move residents to vacant apartments within the same development, to hotels in the vicinity of the development, or to another NYCHA development in the surrounding neighborhoods.
  • Every temporary move will be collaboratively planned as part of the resident engagement process with NYCHA’s Design-Build contractor, described in a resident temporary move plan, and notice will be given to residents well in advance of the start of construction. No residents will be displaced from the development.
  • NYCHA will pay for any reasonable costs associated with the move.
