Project Categories: Renovations - Shoring, Underpinning of Foundations, and Ground Structures

Renovation Projects involve changes associated with an existing building as required for the renovation, remodeling, or renewal of an outdated or damaged structure and associated materials, including any partial demolition and any reconfiguration or replacement of structures associated with shoring and underpinning of the building, retaining walls, flag pole foundations, and sign foundations. Building renovations can also include the installation, modification, repair or replacement of equipment and materials or parts, for the purpose of regular maintenance of the building and these associated structures.

This Renovation project includes various types of soil and foundation work, but is not limited to: performing geotechnical reports as a result of borings and test pits on the subject building and adjacent buildings; structural testing and analysis; excavation work for the installation of flagpoles; sign ground structures; or the underpinning of a building or structure, in order to safeguard the public, construction workers and property.

Any construction work that results in changes to an existing building that requires the issuance of an amended or new Certificate of Occupancy shall not be considered a renovation project and instead, and must be submitted as an Alteration Project. However, any alteration work that increases existing floor surface area by more than 110 percent will be considered a New Building, per article AC 28-101.4.5.

Project Notes: A Certificate of Occupancy could be required for an advertising sign erected on a previously vacant lot. Refer to Signs Project Guidelines for additional information.
