Community Board 11 is a community of low density housing zones, predominately one and two family homes with pockets of small low level multi-family units. The commercial areas are small C-1 and C-2 overlay districts. Over the past two years most of the Board was rezoned to further limit growth and maintain our low density neighborhoods. Bayside was the first neighborhood rezoned, and it was followed by Little Neck and Douglaston. The Bayside rezoning also introduced the new R-2A zone, developed in order to remove loopholes in the R-2 Zoning Text that allowed for very large single family homes. Other neighborhoods are being studied by the Dept. of City Planning for rezoning including Auburndale, Hollis Hills, and Oakland Gardens.
