The New York City Housing Authority (NYCHA) will work with licensed commercial real estate brokers who have clients interested in leasing space in our portfolio.
The guidelines for commercial brokers are:
- NYCHA will pay reasonable and customary commissions.
- A commission is deemed earned only if, as and when a lease is fully executed.
- NYCHA will not agree to be responsible for commissions where Broker has not registered with NYCHA. NYCHA recognizes and registers the Broker, and Broker is protected, only if the applicant’s submission recognizes Broker or comes under cover from Broker. Include with this submission Brokers proposed schedule of commission rates. A separate writing does not register Broker. A showing or other inspection of a store does not register Broker.
- Dry uses are preferred.
- Several NYCHA developments have Landmark status, including First and Harlem River Houses in Manhattan and Williamsburg Houses in Brooklyn.
- NYCHA’s timeline for processing a lease application is no less than four (4) months.
- The Landlord’s name (NYCHA) and exact store address cannot be published.
