HPD's Clinton development area is bounded by West 50th Street, West 56th
Street, 10th Avenue, and 11th Avenue. In 2001, HPD released a Request for
Proposals (RFP) to select a development team for two City-owned development
sites on 10th Avenue. HPD selected Dermot Company to develop the L-shaped site
that cuts a mid-block swath from 51st to 53rd streets, and runs east to 10th
Avenue with roughly 100 ft of avenue frontage between 52nd and 53rd
streets. Known as Clinton Green, the 633-unit mixed-income rental project
(80% market-rate/20% affordable) will also include approximately 50,000 square
feet of theater space, 11,600 square feet of retail space, 29,000 square feet of
publicly accessible open space, 2,850 square feet of community facility space,
and 142 below-grade parking spaces. As per HPD RFP requirements to include
"Green Building" principles, Clinton Green incorporates environmentally and
financially sound new development geared toward greater energy efficiency, as
well as the use of renewable and sustainable resources. Clinton Green is
expected to achieve a "Silver" rating as outlined in the U.S. Green Buildings
