Financing Statements (UCC)
The Dept. of Finance, City Register in the Land Records Division, records Financing Statements (UCCs). These documents must show a security interest against cooperative apartments, fixture filings, timber to be cut, or mining rights.
A UCC is filed using the Automated City Register Information System (ACRIS).

Requirements and Fees
The applicable Block(s) and Lot(s) must be noted on all financing statements.
All other UCCs must be filed with the NYS Department of State.

How long does a UCC remain filed?
An initial UCC-1 filed against a co-op apartment, with an addendum, is effective for 50 years from the date of filing.
UCC Fixture Filings are effective for five years from the date of filing. A UCC-3 Continuation can be filed to extend this period.
A UCC can be ended by filing a UCC-3 Termination Form.
