Recording A Deed, Mortgage, or Mortgage Satisfaction

Deeds showing the legal ownership of real property (houses, condominiums, apartment buildings, etc.) must be recorded with the Division of Land Records, Office of the City Register.

These ownership documents serve as the basis for land title searches by banks and legal institutions for the purposes of:

• granting mortgages
• asset searches
• other legal and financial transactions

Mortgage Satisfactions
Mortgages and Mortgage Satisfactions are also recorded with the City Register.

When a mortgage is paid in full you should make sure your lender, whether an institution or person, files a Satisfaction so you will start to receive your Statement of Account (SOA).  This must be done because you will now be responsible for paying your own taxes.

Homeowners may wish to receive Water and Sewer Bills for any reason. Please contact the NYC Department of Environmental Protection, who use their own form.
