Recording A Deed, Mortgage, or Mortgage Satisfaction

Deeds showing the legal ownership of real property (houses, condominiums, apartment buildings, etc.) in Manhattan, the Bronx, Brooklyn and Queens must be recorded with the Division of Land Records, Office of the City Register. The Richmond County Clerk serves this function in Staten Island. 

These ownership documents serve as the basis for land title searches by banks and legal institutions for the purposes of:

• granting mortgages
• asset searches
• other legal and financial transactions

Mortgage Satisfactions
Mortgages and Mortgage Satisfactions are also recorded with the City Register.

When a mortgage is paid in full you should make sure your lender, whether an institution or person, files a Satisfaction so you will start to receive your Statement of Account (SOA).  This must be done because you will now be responsible for paying your own taxes.
