3D Site Safety Plans

The Department’s new 3D Site Safety Plans program uses Building Information Modeling (BIM) software to allow the construction industry to create and electronically file site safety plans. The program enables the Department to virtually tour sites and see step-by-step how a building will be built and visualize its complexities and challenges. Under the program, site safety plans are digitally submitted, amended and reviewed, improving the compliance review process and accelerating the approval process like never before.

  • Increased Site Safety: Safety risks can be identified early in the process before issues arise in the field

  • Faster Approvals: Three-dimensional, real-time images enhance communication between field inspectors and office supervisors, helping them resolve issues immediately

  • Better Service + Fewer Office Visits: Site safety plans submitted through this program will be reviewed, modified and approved – all through the online document management website



Only filings for New Buildings (NBs) and Alteration Type-2 (Alt 2s) applications for façade renovations that require Site Safety Plans are eligible to submit plans through this program at this time.


STEP 1:
To file your 3D site safety drawings with the Department for review you will need to send an email to BIM@buildings.nyc.gov stating your intent to submit BIM files. In the email, you must include your company’s name, contact information and the application number the site safety plans correspond to.

STEP 2:
Create an account to collaborate with the Department using Zoho Docs. Zoho Docs allows electronic files to be stored and managed in one central location. The site’s features including be able to upload, create, edit and share documents with individuals or groups.

  1. Register with Zoho Docs by going to: https://www.zoho.com/docs

  2. Click the Sign Up Free link in the upper right hand corner of the screen.

  3. Follow the instructions to create your free account with Zoho Docs.

  4. Once you have verified your Zoho Docs account, log back into your account and proceed to Submitting Electronically.

To submit 3D site safety plans electronically you will need to upload your BIM files to your Zoho Docs’ account and share them with the Department’s BIM account, NYCBuildings.BIM. Once your files have been shared, the Department will be able to access your plans for review and approve your plans or return them to you with comments about required changes.

Once you have shared your 3D site safety plans with the Department, the Department will review the files for approval. Below is an outline of how the process will work:

  1. Checklist of Completion – Plans will be checked for a set of specific details and information pertaining to the site safety plan

  2. Response/Correspondence – Once the plans are reviewed, the completed checklist along with any comments will be electronically communicated to you. Corrections will need to be made and re-submitted for review in order to gain approval

  3. Acceptance/Approval – Once it has been verified that your plans contain all the required details and information, the BIM file will be accepted and approved

  4. Site Safety Inspection – Upon approval, applicants may then proceed with business as usual and schedule their site safety inspection.
