How Do Property Tax Abatements Work?

Once the tenant is determined to be eligible, SCRIE conducts a series of rent calculations and quality checks to determine the proper exemption. The Tax Abatement Credit (TAC) Unit prepares the credits and forwards the sum for your building (borough/block/lot) to DOF on a monthly basis.

Within a few weeks, you will receive a confirmation notice, reflecting the details of the transmittal to DOF. This notice will provide a tenant-by-tenant summary of each transaction.

DOF maintains for each landlord a SCRIE Account that tracks your tax abatement credits and debits. DOF then applies credits from your account to offset your property taxes. You will receive a quarterly Statement of account reflecting any credit or debit activity, which you can crosscheck with your DFTA confirmation notices by using the transaction identification (Trans ID) number that appears on both documents.
