Bellerose-Floral Park-Glen Oaks Rezoning
The Department of City Planning is proposing zoning changes for 411 blocks in northeast Queens that encompass portions of the communities of Bellerose, Floral Park, Glen Oaks, New Hyde Park, Bellaire and Royal Ranch. This proposal is intended to protect the low-density, suburban-style character of the area. It responds to concerns raised by Community Board 13, local civic organizations and local elected officials that outdated existing zoning does not closely reflect established neighborhood building patterns and allows new, out-of-context developments. |

AirTrain Area Streetscape Text Amendment
The Department of City Planning is proposing changes to bulk and sidewalk rules in the Special Downtown Jamaica District in Queens Community District 12. The text amendment modifies the locations where bulk and sidewalk width requirements apply on nine blocks of the special district in the vicinity of the AirTrain terminal on Sutphin Boulevard. The goal of the proposed action is to remove bulk regulations that were designed to accommodate specific proposals and replace them with regulations that support a wide variety of building uses and sizes.

Woodhaven - Richmond Hill Rezoning - Adopted 7/25/12
The Department of City Planning is proposing a contextual rezoning on 229 blocks in the neighborhoods of Woodhaven and Richmond Hill, Queens, Community District 9. The Woodhaven – Richmond Hill rezoning was undertaken in response to concerns raised by Community Board 9, local civic organizations, and local elected officials that existing zoning does not closely reflect established building patterns or guide new development to appropriate locations. The proposed actions seek to reinforce the predominant one- and two-family character typically found on residential blocks while directing new residential and mixed-use development to locations along the area’s main commercial corridors and near mass transit resources.
