Rezone Myrtle Avenue frontage to R7-1 with a C2-4 Overlay
The southern block frontage along Myrtle Avenue east of Flatbush Avenue Extension to Ashland Place is proposed to be rezoned from R6 (2.43 FAR) to R7-1 with a C2-4 overlay (4 FAR residential/ 2 FAR commercial). The Special Downtown Brooklyn District would be extended to include this property and would require streetwall and retail continuity.


The site currently contains one-story commercial retail buildings and surface parking across Myrtle Avenue from the NYCHA Ingersoll Houses. This zoning change would limit building heights to 160 feet, similar to other nearby buildings, and it would support construction of new housing above ground-floor retail, creating a new gateway to the Fort Greene community.
