New York City Rent Increase Information

The City provides information about the amount a landlord can increase rent for a tenant in a rent stabilized apartment or loft.

The rent increase percentages for rent stabilized apartment and loft renewals in effect beginning October 1, 2012 through September 30, 2013 are:

  • One-year lease: 2.00 percent or $20, whichever is greater
  • Two-year lease: 4.00 percent or $40, whichever is greater

The proposed rent increase percentages, as adopted by the Rent Guidelines Board on April 30, 2013, for rent stabilized apartment and loft renewals in effect beginning October 1, 2013 through September 30, 2014 are:

  • One-year lease: 3.25 - 6.25 percent
  • Two-year lease: 5.0 - 9.5 percent

The City does not regulate rent increases for Market Rate apartments as they are privately owned. Rental rates and lease terms are negotiated between the owner and tenant.
